Electrical Installation Condition Reports (EICR)
An Electrical Installation Condition Report (EICR) is a detailed inspection of the electrical installation within a property. Its purpose is to assess whether the electrical system is safe for continued use and to identify any damage, deterioration, defects or non-compliance with the current Wiring Regulations.

Landlords are legally required to have the electrical installation inspected and tested at least every five years, or at the interval specified on the previous report.
What happens during an EICR?
Many customers ask whether we simply “look around”. The answer is no — an EICR is a thorough inspection and testing process.
During the inspection we will:
Visually inspect the electrical installation
Check the condition of the consumer unit
Inspect sockets, switches and lighting circuits
Test every circuit using specialist calibrated equipment
Measure earth fault loop impedance and insulation resistance
Verify that protective devices operate correctly
Check earthing and bonding arrangements
Confirm circuits are correctly identified and suitable for their intended use
Identify any signs of wear, damage or deterioration
Every circuit is individually tested to ensure it is operating safely.
Will my power be turned off?
To complete certain safety tests accurately, we need to isolate individual circuits and, at times, the entire electrical installation. This means there will be temporary interruptions to the electricity supply.
We always aim to keep disruption to a minimum and will discuss the process with you before we begin.
How long does an EICR take?
The time required depends on the size, age and complexity of the property. As a guide:
One-bedroom flat
Typical family home
Larger properties
Commercial & industrial premises
Older installations or properties with previous alterations may take longer to inspect.
What do the codes mean?
Any observations found during the inspection are given a classification code:
Danger present — there is an immediate risk of injury. Urgent action is required to make the installation safe.
Potentially dangerous — a potentially dangerous defect has been identified. Remedial work should be carried out as soon as possible.
Improvement recommended — the installation is considered safe, but improvements are recommended to bring it closer to current standards.
Further investigation required — further investigation is needed before the safety of part of the installation can be confirmed.
An installation will only receive a Satisfactory report if there are no C1, C2 or FI observations.
What happens after the inspection?
Once testing is complete, you’ll receive your EICR report explaining our findings.
